Responsible for providing accurate and professional title commitments, assessing risk and liabilities, and providing title opinions based on primary and ancillary documentation of record. Confirms accurate legal description and current owner, makes corrections, adds language, exceptions, requirements, and mortgage schedules as needed. Prepares survey readings, investigates water and/or zoning rights, and completes complicated deed chains. Produces the final title product.
Senior Examiner/ Reader ‐ 3 or more years of residential and commercial title experience required. Some Supervisory experience preferred and college degree required.
Strong interpersonal and relationship development skills needed. Sets the daily priorities, assigns work, receives all escalations and rush requests, communicates with Centralized Order Desk, underwriting production, and internal staff. Responsible for the efficiency of production, meeting turnaround time, quality and final results of the Examining team.
Collaborates with Order team Production Manager.
Prepares an accurate and comprehensive title commitment in accordance with company examining and policy procedures.
Motivates, guides, and mentors team members, providing feedback.
Assesses risk and liabilities and discusses with underwriting as appropriate.
Recognizes and raises title defects.
Researches respective title plant software, analyzes and evaluates pertinent recorded documents for determination of ownership, legal descriptions, and any connection to title.
Trains new team members in company standards, customer service, and job duties.
Oversees work quality and verifies satisfactory meeting of company standards.
Works closely with other supervisors and management.
Strictly adheres to deadlines by communicating expectations to team members, setting goals and motivating team members.
Creates an atmosphere centered on delivering superior customer service.
Maintains strong working knowledge of company products and services.
Ensures department coverage, supporting business needs.
